Industrial projects need proper planning: Nordstrooss Shopping Mile Marnach

Nordstrooss Shopping Mile in Marnach is one of the main retail destinations in northern Luxembourg. The development brings together local businesses, banks and service providers, making it an important hub for everyday shopping and essentials. 

JANS has been involved in the project from day one, carrying out key construction works in the 1,500 m² Block C, which accommodates ALDI alongside a range of other shops, banks and services. JANS’s scope included sealing the flat roof, installing the façade and carrying out works on the car park.

Multiple teams of JANS experts worked on site for more than a year. However, the foundations for the project’s success were laid well before construction began. For large commercial and industrial developments, thorough planning and seamless coordination among all project stakeholders are essential.

A major project starts with solid planning

The larger the construction project, the more complex the workflows and processes on site become. Multiple trades often need to work in parallel or in sequence. Even a minor delay in one area can quickly affect subsequent works and the entire project schedule.

For JANS, this meant coordinating its work closely with all other trades involved in the construction of Block C at Nordstrooss Shopping Mile. At the same time, flexibility was essential, as even the most thorough planning cannot anticipate every development on such a large construction site. At JANS, professional project management means being able to respond quickly and effectively to changes without disrupting other works or losing sight of the overall schedule – and that’s exactly what made the project in Marnach a success.

Nothing is possible without the right materials

Beyond coordination, commercial construction projects must also meet a wide range of technical and legal requirements. These include fire safety standards and certifications, emergency exits and other regulatory and planning requirements.

Material selection is another important part of the process. Before materials are used on site, they must be carefully reviewed and coordinated with the other project stakeholders to ensure they meet the project’s technical, functional and design requirements. For Block C, this coordination was carried out in close collaboration with the client, architect Thomas Lacasse and the planning and supervision office.

JANS used specialised, tried-and-tested systems for various elements of the building. The flat roof was equipped with Bauder sealing and insulation systems, while the façade combined durable steel profiles with aluminium composite panels and high-quality mineral wool insulation. Each component serves a specific purpose, from thermal insulation and weather protection to meeting stringent fire-safety requirements. At the same time, the façade is the building’s most prominent external feature.

Block C at Nordstrooss Shopping Mile demonstrates the many factors involved in delivering a modern commercial building. With the successful completion of the facility, JANS was able to draw on its extensive experience in managing complex commercial projects in Luxembourg. The flat roof, façade and car park are only the visible results of this work. Behind the scenes lies more than a year of dedicated effort involving specialist teams, close coordination and detailed project planning.

Throughout the project, JANS was able to draw on its broad range of expertise, with multiple specialist departments and teams carrying out a variety of complex works. At the same time, the ability to remain flexible and respond effectively to changes in the construction schedule was essential.
